You would have been forgiven for thinking you were anywhere but on the Central Coast in spring when parts of the Coast were blanketed in white last week. 

The fierce hailstorm caused widespread damage to properties in affected areas. As a result, we have received a number of emergency maintenance requests. Most properties we manage in the affected areas held up well amidst the chaos and while the damage caused to some affected properties could not have been prevented due to the severity of the impact of the hail stones, we commend our landlords and tenants for looking after their properties and heeding the property maintenance advice we share in our monthly newsletters. 

For the properties that were most affected, hail had become trapped in the gutters causing the rain and water as the hail began to melt to find other avenues of escape within the roof cavity. In some cases the weight from the hail caused the gutters to collapse.

When emergency hits, our first response is to take action to reduce the damage to your property. We then contact you.

The hailstorm emergency has prompted us to remind you to ensure you leave us instructions if you are heading overseas or to an out-of-range location within Australia. This ensures we are clear on your instructions in the event of:

  1. An emergency while you are away,
  2. Any general maintenance or repair issues that need to be attended to, or
  3. The need to approve a new applicant for tenancy.

Professional Photography – is it worth it?

We have been discussing the pros and cons of professional photography to showcase our landlords’ properties within the office of late. The general consensus aligns with my own opinion that professional photography is a MUST when advertising a property for lease. For a one-off investment of $150, professional photography allows a property to stand out from those that feature amateur photographs only. Consumers are so visual these days so having great looking photos that present the best features of your property in high resolution colour really attracts their attention and generally ensures a property leases more quickly.

Rental market activity for the last 30 days

We are pleased to report that vacancy rates are currently low with a 0.70% vacancy rate within our portfolio. This is great news for all landlords as the less time a property is untenanted, the higher the long term rental return.

On the Home Front

Our team took some well-deserved time out last Saturday for a trip to the beautiful Hunter Valley to enjoy some wine tasting and a delicious lunch at one of the local restaurants. It was a great day out and we were even rewarded with a gorgeous wedding at our lunch venue that took place in full view of our table (delightful viewing for our all all-girl team).
